How to Rent a Property

We’ve designed our process to be simple, efficient, and transparent.

1. Browse Available Properties

Start by reviewing our current listings and identifying properties that meet your needs, including location, price, and features.

2. Review Qualifying Guidelines

Before applying, please review our qualification requirements below to ensure you meet the criteria. This helps avoid delays and ensures a smoother process.

3. Research & Explore the Area

We encourage you to visit the neighborhood and consider:

  • Commute times
  • Schools
  • Shopping and dining
  • Lifestyle and amenities

Choosing the right location is just as important as choosing the right home.

4. Schedule a Showing

All applicants must view the property before applying.

5. Submit Your Application

Once you’ve found the right home, click “Apply Now” on the listing page.

  • Applications are processed one property at a time
  • Each adult (18+) must submit a separate application

6. Application Approval & Next Steps

Once approved:

  • You will be enrolled in our Resident Benefits Package
  • Security deposit is due within 24 hours
  • Lease must be signed within 48 hours via DocuSign

Application Requirements

Each applicant (18+) must provide:

  • Completed application
  • Valid government-issued photo ID
  • Proof of income (3 months):
  • Pay stubs, or
  • Bank statements, or
  • Tax returns (if self-employed)

Application Process

Note: Incomplete applications will not be processed.

Submit completed application and pay application fee ($50 per applicant)

Background screening is performed, including: Credit check, Nationwide eviction search, Criminal background screening

Applications are processed in the order received

Complete applications are presented to the property owner for final approval

Qualification Guidelines

Credit Requirements

  • Minimum credit score: 640
  • Applicants with scores below 640 cannot use their income to qualify

Income Requirements

  • Minimum net monthly income must be 2.5x the monthly rent

Occupancy Standards

  • Maximum occupancy: 2 persons per bedroom

Security Deposit

  • Equal to one month’s rent
  • Due within 24 hours of approval (certified funds required)

Rental History

  • No prior evictions
  • No outstanding balances owed to previous landlords

Co-Signers

  • Not accepted

Renters Insurance

  • Required prior to move-in
  • Proof must be provided before keys are released

Pet Policy (If Applicable)

  • Pets must be approved by the property owner
  • Additional rent: $25/month per pet
  • Breed and animal restrictions apply

Move-In Costs

  • Rent is prorated based on move-in date
  • If move-in occurs after the 20th, the following month’s rent may also be due

Resident Benefits Package

All approved residents will be enrolled in our Resident Benefits Package, which is designed to enhance your rental experience and provide added value throughout your tenancy.
